Renovation and Restoration

Location: Burneston, Bedale, North Yorkshire

Size: 135m2

Year: 2023-24

Burneston Hall, a Grade II Listed dwelling located in the heart of the village, has been undergoing a phased renovation following years of neglect. The current owner, who purchased the property five years ago, has taken on this ambitious restoration project with the goal of reviving the historic home while introducing modern elements.

This particular phase focuses on converting some of the outbuildings into practical utility and workshop spaces, as well as adding a contemporary Garden Room to better connect the house with its expansive garden.

Undertaking renovations on a listed building often comes with challenges and requires careful negotiation, but the proposal for the modern Garden Room was well-received by the planning department. After some adjustments, planning approval was granted.

The design concept centres around a "light touch" addition that distinctly contrasts with the historic architecture of the hall. A simple, elegant glass link connects the house to the new Garden Room, ensuring that the original structure remains unaltered if the addition were ever to be removed.

This phase of the project also includes a comprehensive transformation of the gardens and overall landscaping, creating a cohesive design that unites the house and its surroundings. The garden and outdoor space are key elements in integrating the new and old, enhancing the property's functionality and aesthetic appeal.

Work has already begun on-site, with completion for this phase expected in 2025. This sensitive blend of restoration and modernity is set to breathe new life into Burneston Hall, ensuring its preservation and enjoyment for years to come.
